The Development Team is responsible for overseeing the operational management of residential and commercial projects whether they are owned by EPH or by a third party. In this capacity, the EPH Group manages land entitlement, land development, product engineering, home or building construction and the final sale or lease of properties. The team manages the day to day operations of an EPH task force of developers, architects, project managers, superintendents and sales associates. This core operations team can mobilize anywhere throughout the country, with satellite offices in each project area if required. Prior to the start of a new project, the operations team identifies a project cycle plan, estimated building costs, materials purchasing plan, work flow objectives, target sales pace, demographic target and marketing strategy to ensure the project is built and completed within the projected timeframe and budget. Significant importance is placed on land development completion costs, land entitlement timelines and ‘real’ house or building cost estimations. The EPH Group employs operators with extensive regional and national knowledge who identify potential obstacles, accurately estimate and efficiently manage three of the most time consuming and costly areas within a residential project. The EPH Group saves thousands of dollars in per unit costs.
The EPH Commercial Property Management Team is responsible for the leasing; day to day operations management; sales and marketing; financial analysis; accounting; and construction improvements for commercial real estate buildings.
Specifically, Management Services Include: Sales and Lease ManagementEPH’s Property Management Team formulates a plan that projects sales and lease revenue based on highest and best use scenarios. Revenue projections are supported by detailed local market data for similar assets. Once the strategy is approved, EPH manages the sales and lease operations. Operating & Overhead Expenses EPH’s Commercial Property Management Team vigilantly overseas operating and overhead expenses, including management fees, start-up expenses, interest expense and other general overhead costs. Sales and Marketing Expenses EPH oversees all expenses for the marketing and sale of units based on detailed marketing plans specific to individual projects. OREO assets are reviewed and “as is” and “highest and best use” values are determined. These valuations are prepared based on detailed loan file reviews, site inspections, extensive local market intelligence, zoning and entitlement evaluations, construction requirements with detailed cost estimates, and research-based financial modeling of expected internal rates of return for various project alternatives. These assessments, packaged in detailed business plans advise to either liquidate or hold-and-complete the project.
